As the world's population grows, so do the requirements for new housing. Multi-Family housing, such as apartment complexes are being build at a phenomenal rate. L.C. Gaskins has participated in the housing business for many years, building quality into every project.
Although our major emphases in housing has not been in the residential field, we are very well versed in the area of multi-family housing. We have constructed multi-story dormitories, living quarters, and family housing units, using the latest technology. The planning and quality control techniques used in our industrial and commercial building are always present in our housing construction.

| Complete renovation of an existing BEQ, including PCB removal, demolition of interior walls, ceilings and floor finishes. New interior finishes included millwork with solid surface tops, solid core wood doors, bath fixtures, new electrical lighting, ceiling and exhaust fans, painting, carpet, vct, ceramic tile and acoustical ceilings. Renovation also included a new fire sprinkler system, updating the electrical wiring, adding to and renovating the HVAC and water heating systems, replacement of plumbing lines and fixtures and a new fire main with backflow preventer to the building. A new modified bituminous membrane roofing system with tapered insulation. Eight units were changed to handicap suites to meet ADA requirements.

| The complete renovation of a three story dormitory. The interior was completely demolished & asbestos abated. Exterior steel stairs were removed & concrete canopy stairs were installed. The building was converted to studios with private baths and kitchens. All HVAC duct and equipment, electrical conduit, wiring, panels, and fixtures were replaced. A new chiller plant and fire sprinkler system, telephone and cable TV. An EIFS system was installed on the exterior of the building, with privacy wing walls at window locations. All interior finishes were replaced throughout the building and enclosed stairwells constructed at each end of the building. A central lounge area and vending area with billeting office. New utility piping for water and sewer installed to the building. Landscaping and grassing to all areas. | |

| Construction of a new three story 120 room dormitory for the Joint Stars mission. Consisted of 2-person rooms with bath, kitchen area, and living area. A laundry room, TV room, storage rooms and vending area on each floor. Entry for units was located on exterior balconies for all units. A central weight/exercise room and game room was located on the 2nd floor with a central lobby and office. Building construction consisted of reinforced masonry walls with brick facing, precast hollow-core floors, sloped standing seam metal roofing system, thermal efficient windows and doors. Interior walls were metal furring with drywall and vinyl wall covering. A central HVAC system with DDC, fire protection system, electrical with telephone and cable TV, intercom and PA. Sitework included all utilities, storm and roof drainage system, asphalt parking areas and landscaping. | |
